Susan Vandagriff is the President of VanMor Properties, Inc. She has provided management services for many condominiums, town homes and subdivisions throughout the Greater Houston area since 1983. Susan has obtained the designation of CMCA (Certified Manager of Community Associations) and AMS (Association Management Specialist), and is currently working on obtaining the highest designation which is the PCAM (Professional Community Association Manager).
In an effort to protect your investment, VanMor Properties, Inc. has been retained by the Board of Directors of your Association to provide administrative services to your community and serve as a central contact for the community membership.
Your Association is incorporated for the purpose of maintaining, operating and protecting the common elements of a community. The standards of your community are outlined in a recorded instrument called the Declaration, which is commonly referred to as the Deed Restrictions. If you did not receive a copy of the Restrictions when you closed on your home, you may contact our office to request a copy.
A Board of Directors is elected by the membership to act as the decision making body of the Association. A management company is hired to carry out the decisions made by the Board of Directors.
The Annual Assessment is established by the Board of Directors each year. The annual operating budget is based on the amount of assessments billed for that year. The assessment is always due on January 1st of each year and late after January 31st. Interest accrues on any unpaid balance at a rate of 10% per annum. Notice of the assessment is always mailed out in November and reminder notices are mailed out in February and March.
Homeowners are required to maintain their properties as outlined in the Restrictions. In addition, prior to making any exterior change and/or addition to the property the homeowner is required to obtain the approval of the Architectural Control Committee. Forms for submitting plans to the Committee may be obtained from the management office or by clicking
here. The Committee has thirty (30) days in which to respond to a request, so it is very important to plan in advance and submit your application as soon as possible.
